Healthy by Design
Every material chosen with long-term living in mind: 100% non-toxic ECOS paint imported from the US, all natural teak and pine, no chemical glues or fake wood. 20 cm insulation blocks for cool, quiet rooms in any season.
EMF shielding and grounding throughout. Rainwater collection with four-stage carbon and zeolite filtering. An optional infrared sauna to relax and detox. Floor-to-ceiling blackout curtains in every bedroom for proper sleep.
The bit we can't quite put in the brochure: fireflies in the evenings, parrots and eagles overhead by day, shooting stars from the patio at night. Often, not always — and most guests bring it up before we do.
Everything thought through, so you can unpack your bag and start living.
Year-round Sunsets
The villa faces just off west, so you'll catch sunsets every day of the year — from the kitchen, the living room, the master bedroom and bedroom two. No obstructions, no neighbours in the way. Just unbroken views of the Haad Salad headlands, the bay, and the jungle stretching to the side and behind.
You can see Ko Tao, the Ang Thong islands, and the year-round play of light on the water. At night, dark skies bring out a sky full of stars — and the moon's reflection on the water becomes the second-best show of the day.
Not a property manager, not a booking platform, not an agency. Kacha was built around how I wanted to live on the island — non-toxic materials, proper sleep, fast Wi-Fi, real sunsets — and the people I rent it to are the ones I'd happily share a coffee with on the patio.
WhatsApp messages come straight to me. I usually reply within the hour, and I'd rather have a quick conversation about your dates and what you're after than make you guess at a booking platform.
Kacha has recently become available after an extended tenancy. Earlier viewings get the best chance to secure your dates.
Pay flexibly by the month, or commit to a year and lock in your rate. 30-day minimum either way.
Rate varies by season. Stay for as many months as you like — extend or move out any time after your 30 days.
Same rate every month — peak season included. The right call if Ko Phangan is becoming a base, not a trip.
All rates include the villa rental and use of pool, gym, kitchen, and grounds. Electricity, water, gardener and pool maintenance are charged separately based on usage. Optional cleaning, laundry, and private chef available on request.
Haad Salad is the quietest beach on the north-west coast — calm, residential, and the favourite long-term base for the people who know the island well. Three minutes to the sand, twelve to the wellness scene at Sri Thanu, twenty-five to anything you need to fly out.
Kacha is a 30-day-plus rental. It's worked best for the people below — though if you're somewhere in between, just message.
Three large bedrooms, four bathrooms, separate office, full kitchen — space for everyone, even when you're all home at once.
80–500 Mbps internet, LAN in every room, dedicated desk, ergonomic chair, and the kind of quiet that's hard to find on a tropical island.
Pool, full gym, infrared sauna on request, organic shops 15 minutes away, the wellness scene at Sri Thanu around the corner.
If you're moving slowly through Southeast Asia and want one calm base for a few months — this is the kind of place you stop and stay longer than planned.
Practical answers about what's included, getting around, and life at Kacha.
The full villa, pool, gym, grounds, all furnishings and cookware, basic linens, and Wi-Fi throughout. Electricity, water, gardener and pool maintenance are charged on usage at standard local rates — typically 8,000–15,000฿ per month combined, depending on A/C use.
Optional extras like deep cleaning, laundry, or a private chef can be arranged at any time. Just let me know.
It's the quietest beach on the north-west coast — and where most long-term residents end up. Calm, residential, no late-night bars, but only 12 minutes from the wellness scene at Sri Thanu and 25 to Thong Sala for supermarkets, banks, and the weekend night market.
You get the peace of a residential pocket of the island without giving up access to everything else.
Yes — Ko Phangan is hilly and most things are 5–25 minutes away by road, so you'll want your own transport. Most long-stay guests rent a scooter for the duration; cars are also easy to hire locally.
I can introduce you to reliable rental contacts on the island, and a hire car can be arranged in advance for the day you arrive if you'd prefer.
80–500 Mbps with Wi-Fi and wired LAN in every room. Stable enough for video calls, streaming, and large file uploads. The villa was wired with remote work in mind, not retrofitted — so signal is strong in every corner, including the patio.
A recent speed test is in the photo gallery if you want to see the real numbers.
Kacha is set up as a private long-stay residence — not a retreat venue. So small wellness retreats, family stays and creative workshops with up to six people are fine, but larger gatherings or commercial events aren't a fit.
If you're not sure where your plan sits, just message me with the details and we'll work it out.
Yes. The villa has hosted families with children of all ages. The pool is gated, the grounds are fully enclosed, and there's plenty of space inside for play. The road outside is quiet and residential.
If you have specific needs (cot, high chair, etc.), let me know in advance and I'll arrange it.
Ko Phangan sits at 9°N, so it's warm all year — 26–32°C, with sea temperatures around 28°C. The west coast (where Kacha is) has its driest, sunniest months from January to April. There's usually some rain in October and November, but it tends to come in heavy short bursts, not days at a time.
The villa is fully air-conditioned and insulated, so the inside is comfortable whatever's happening outside.
Most guests do, and I always try to make it work. Demand for the villa is high, so the earlier we can pencil in an extension the better — but we'll figure something out either way.
Just message me a few weeks before your current dates end.
Bundled in the rate: villa, pool, gym, all furnishings, kitchen equipment, Wi-Fi, initial linen change.
Billed on usage: electricity, water, gardener, pool maintenance (typically 8,000–15,000฿/month combined).
Optional, by request: housekeeping, laundry, private chef, infrared sauna sessions, airport transfers, scooter or car rental.
Kacha is one home, with one tenant at a time. Once it's let, it's let. The fastest way to a yes is a WhatsApp message — usually replies within the hour.
Imagine waking up here. Soft light through the curtains, no traffic, just the breeze coming up off the bay. You make a coffee in your own kitchen, walk it out to the deck, and watch the sea do what it does.
That's the shape of most mornings at Kacha. Not the holiday-snap, golden-hour version of an island — the actual rhythm of living here. The Wi-Fi works, the sleep is deep, the body feels better after a week. You can do your work, take a swim before lunch, drive to Sri Thanu for proper coffee, and be back on the patio for sunset. Every day. For months.
I built Kacha because I couldn't find this for myself. A long-stay home on Ko Phangan that wasn't a converted bungalow with rattan furniture and a slow leak somewhere; that had a real kitchen, a real desk, real internet, real materials. I built it the way I'd build my own home — because for a while, it was. And the people I rent it to now are the ones I'd happily share that patio with.
If any of that lands, message me. We'll find your dates, talk through what you're after, and you'll know within a day or two whether Kacha's the right fit. No pressure, no booking platforms, no commission cuts. Just a WhatsApp thread and, hopefully, a viewing.
