Terms of Stay.

These terms apply to all bookings at Kacha, Haad Salad, Ko Phangan, Thailand.

1. The Property

Kacha is a private 3-bedroom long-stay villa with infinity pool, gym, and grounds. The minimum booking length is 30 days. Maximum standing occupancy is six adults. The villa is the entire property — you have exclusive use of everything inside the gate.

2. Booking and Confirmation

Bookings are confirmed by mutual agreement (typically over WhatsApp or email) and a 30% deposit paid via international bank transfer or other agreed method. The balance is due 30 days before the start of your stay, or on arrival for stays booked at short notice.

3. Cancellation

If you cancel more than 60 days before your stay, your deposit is fully refunded minus any third-party transfer fees. Between 60 and 30 days, the deposit is retained but applied as credit toward a future stay within 12 months. Within 30 days, the deposit is non-refundable but the balance is not owed. If we need to cancel for any reason, you receive a full refund of anything paid.

4. Check-in and Check-out

Standard check-in is 2:00 PM; check-out is 11:00 AM. Earlier or later times can usually be arranged — just ask. The villa is cleaned between guests; for stays over two months, weekly cleaning can be arranged at extra cost.

5. What's Included

Your monthly rate includes the villa, pool, gym, all furnishings, kitchen equipment, towels, basic linen, Wi-Fi throughout, and our availability over WhatsApp for anything you need during your stay. Electricity, water, gardener, and pool maintenance are billed separately based on actual usage.

6. Who Can Stay

The villa sleeps up to six adults across three bedrooms. Children of any age are welcome and don't count against the adult headcount. Day guests are fine; overnight visitors beyond the headcount need to be agreed in advance.

7. Behaviour and Noise

Haad Salad is a quiet, residential pocket of the island and most of our neighbours live here year-round. We ask that loud music outside is kept to reasonable hours (please, no parties), and that the property is treated as a home rather than a venue. No commercial events, photoshoots, or filming without prior agreement.

8. Smoking, Drugs, and Pets

Smoking is not permitted indoors. Recreational drugs are illegal in Thailand and not permitted on the property. We do not currently accept pets, though service animals can be discussed.

9. Damages

A small refundable security deposit (typically equivalent to one week's rent) is taken on arrival and returned within 14 days of departure, minus the cost of any damage beyond ordinary wear and tear. We're reasonable about accidents; just let us know if anything breaks so we can fix it quickly.

10. Repairs and Access

If anything stops working during your stay — A/C, Wi-Fi, plumbing, anything — message us and we'll arrange a fix at our cost, usually same-day. We may occasionally need to grant access to maintenance staff with advance notice; we won't enter the villa without your agreement except in a genuine emergency.

11. Local Law and Liability

You agree to comply with Thai law during your stay (visa requirements, road rules, drug laws). The villa, pool, gym, and grounds are used at your own risk; we are not liable for accidents arising from ordinary use. We strongly recommend comprehensive travel and personal insurance for the duration of your stay.

12. Disputes and Contact

If anything isn't right, please tell us immediately so we can fix it. We'd much rather hear about a problem during your stay than read about it after. For anything that can't be resolved on WhatsApp, write to hello@live-kacha.com.
